Retrofit Work Our first task was to try and identify all the outgoing circuits so that we could produce a new set of panel drawings for the new panel. Details of current loadings were taken from each item of equipment fed from the old panel. Wiring circuits were then disconnected and identified for future re-connection. During this work, LA Fitness remained fully open with only essential services such as heating for the pool & hot water for the changing rooms etc, powered from a temporary panel provided by GBC. Once the new panel was built, GBC had the delightful task of removing the old panel ready for the new panel to be installed in its place. Due to the difficulty in bringing a new panel of this size up the very narrow stair, GBC organised a crane to lift the new panel sections onto the roof. The panel sections were then brought in a section at a time and lifted into place.
The task of re-building the panel began by lifting the new motor control section into place using hydraulic hoists. Once in place, the BMS section was mounted in a new location within the plant room.
The last leg of this journey was for the items of plant to be finally re-connected one by one and the software written to control the plant from the new BMS system. As with all refurbishment work, there were items of plant found not to be working. These were repaired by GBC, DIS & MSW.
To save on some wiring identification, wireless sensors were used to great effect as these could be better located than the original sensor positions, but without the need to re-wire the sensors. An IQView display was fitted near reception in place of the original mimic panel.
